AeroWinds Capital acquires and repositions underperforming real estate assets. We target properties between $5-$25MM within the Central Texas area from Waco to San Antonio. We acquire exceptional, risk-adjusted assets with a coveted value-add characteristic that allows us to find undervalued opportunities.

As owners/operators and investors ourselves, we are responsible for structuring deals, obtaining financing, and asset management. We are intimately involved in every facet of the investment process from acquisition to disposition. We pride ourselves on our industry relationships and the use of technology to improve our probability of successful investment.

We remain true to adhering to strict emotional discipline and refrain from overpaying for assets where we do not have a distinct, competitive advantage for outperformance.

SIGNIFICANT SPONSOR INVESTMENT

We have skin in the game and invest directly alongside our investors to align interests. Our principles invest significantly in our deals because we believe it’s the best place to protect and grow our capital.

CAPITAL PRESERVATION & CONSERVATIVE UNDERWRITING

We stress test our underwriting assumptions to ensure preservation of capital. We do not “reach for the stars” by offering unrealistic projected returns in order to attract capital.

USE PRUDENT AMOUNTS OF LEVERAGE

We use the appropriate amount of debt on each asset, which will be different for each asset based on its business plan. We do not use excess leverage to “engineer” returns.

AMPLE CASH RESERVES

We maintain cash reserve accounts for each asset, ensuring we have access to liquidity during periods of economic contraction.

How We Add Value

REBRAND

Each of our properties has a unique personality, so we brand each project with a new name, look and story to enhance the appeal for future residents.

RENOVATE

After a property has been closed, our asset and property management teams immediately begin executing our exterior and interior renovation strategy. We first address deferred maintenance items the seller neglected. Next, we move to appearance-related renovations, including painting the exteriors, remodeling the leasing office, building pool area amenities, repaving cracked parking lots, building dog parks, and upgrading the gym. Interior renovations include new flooring, upgrading appliances, countertops, and fresh two-tone paint completely revamping properties' interior units.

INCREASE RENTS

After renovating the interior units, we typically increase rents by 10-20% for new residents who are looking for an upscale living experience. As renovations to the property continue, we will also increase the pricing on existing leases to market rent over time.

MARKETING

After the rebranding, our marketing team will build out the remaining digital strategy and develop SEO and online advertising to attract more residents to the property.

EXPENSE OPTIMIZATION

Prior to a development takeover, we review and re-negotiate all contracts, look to create a master policy to lower insurance premiums, and obtain multiple subcontractor bids to obtain the lowest construction cost. We also seek to lower our property tax liability by implementing a water conservation program that fixes all leaks, installs low-flow toilets, and aerators on all faucets.

RESIDENT RETENTION

We strive to host resident events each month and provide our firm with opportunities to give back to the community.

DISPOSITION

After an asset has been stabilized, we determine which exit scenario will provide our investors with the highest risk-adjusted returns. Possibilities include refinancing to return investor capital or a sale of the property. If economic conditions do not warrant a sale, we can transition the property into a longer-term hold to capitalize on cash flow.
